The recognized national standard for commercial real estate transactions - commonly requested by lenders, title companies, attorneys and buyers. We prepare ALTA surveys in full compliance with current national standards, with optional Table A items as requested.

Certified Survey Maps (CSMs)

Used under Wisconsin statutes to divide land or adjust lot lines outside the subdivision plat process. We prepare CSMs that meet all county requirements and are ready for recording.

Subdivision Plats

How much does a land survey cost?

It depends on the parcel - boundary length and complexity, the quality of existing records and monuments, terrain and tree cover, and the type of survey needed. Lynch & Associates prices each survey individually rather than off a rate sheet: send the property address through the Request a Land Survey form at lynch-engineering.com/request-survey.html and receive a written scope and fee, no obligation.

How long does a land survey take?

Three steps drive the schedule: records research, fieldwork, and drafting. Season, weather, and how quickly records can be assembled all affect timing. Share your deadline up front - especially a closing date or construction start - and we will be straight about whether we can meet it.

Do I need a survey to build a fence, garage, or addition?

Many municipalities require a survey or site plan with the permit application, and even where one is not required, knowing exactly where the property line is before building costs far less than moving a structure later. If the property corners already exist and are recoverable, staking them may be all you need.

What is the difference between a boundary survey and an ALTA/NSPS survey?

A boundary survey establishes and monuments property lines under Wisconsin's minimum standards for property surveys - the right tool for most residential needs. An ALTA/NSPS Land Title Survey is a more intensive national standard used in commercial transactions: it incorporates the title commitment, documents easements and improvements, and covers items the lender and title company require. Residential transactions rarely call for an ALTA/NSPS survey, while they are commonly requested for commercial acquisitions and financing.

What changed in the 2026 ALTA/NSPS standards?

New Minimum Standard Detail Requirements took effect February 23, 2026, replacing the 2021 standards. A survey ordered now should specify that a 2026 ALTA/NSPS Land Title Survey is required, along with which optional Table A items are needed. Table A items such as flood-zone classification, gross land area, vertical relief, parking counts and utility evidence are selected for the specific transaction rather than included automatically.

What is the difference between a Certified Survey Map and a subdivision plat?

Both can be used to create or reconfigure parcels, but the appropriate process depends on the number of parcels, applicable Wisconsin law and local subdivision requirements. Certified Survey Maps are commonly used for smaller land divisions and lot-line adjustments, while larger developments may require a subdivision plat. Lynch evaluates the proposed division, prepares the required survey document and coordinates the review process.

My neighbor and I disagree about a property line. Can a survey settle it?

A boundary survey retraces the original monuments and records to establish where the deeded line actually is. Lynch & Associates surveys to the evidence, not to either party's preference, which is what makes the result useful for resolving the question. If the matter is already in legal hands, the survey and documentation can support that process.
