Four properties, three cities, one closing calendar. Lynch delivered four ALTA/NSPS Land Title Surveys for a commercial portfolio acquisition in three weeks - all four certified August 13 and in the buyer's hands for closing.

Four Properties. Three Cities. One Closing Calendar.

When a private buyer put a four-property commercial portfolio under contract, the closing schedule left less than a month for survey work. The properties sat in three communities across Racine and Walworth Counties: two parcels on S. Pine Street in Burlington, a commercial building at Lincoln and Walworth in downtown Elkhorn, and a commercial property on E. Milwaukee Street in Whitewater. Each needed a full ALTA/NSPS Land Title Survey, certified to the buyer, before the deal could close.

Our survey team ran all four concurrently - records research, fieldwork, and drafting overlapped so no property waited its turn. Each survey worked through the full 2026 ALTA/NSPS requirements: boundary resolution, Schedule B-II title exception analysis, easement plotting, encroachment and condition tables, parking counts, and flood zone determinations. The titles reached back more than a century in places; one Burlington legal description still calls for a harrow tooth as a corner monument. All four surveys were certified on August 13 - start to finish in three weeks - and the closing calendar held.
