Lynch prepared the site improvement plans and final plat for The Shores of Delavan Lake: 418 single-family lots in five phases, 13 streets, 14 stormwater ponds, and a wetland conservancy carrying a boardwalk and pier to the Delavan Lake inlet.
The Shores of Delavan Lake is the largest residential subdivision in our portfolio: 418 single-family lots on farmland between Mound Road and County Highway F, staged across five construction phases. The southeast quarter of the site is a delineated wetland running down to a Delavan Lake inlet, and the layout is organized around it rather than pushed against it.
That wetland is held as conservancy. A boardwalk and pier reach the inlet from Park Access Drive, and an open-space spine runs through the middle of the subdivision carrying a playground, a tot lot, and a multi-use trail that ties Marine Way, Mills Lane, and Barnum Lane together. Fourteen naturalized stormwater ponds sit in dedicated outlots, doing drainage work and shaping lot frontage at the same time.
Thirteen streets serve the plat. Sanitary sewer comes from the Delavan Lake Sanitary District; water is by private well. Two parcels fronting Mound Road are reserved for future multi-family. Lynch carried the site improvement plans, grading and stormwater design, and the final plat as one package for the developer - the same land development approach we bring to a single commercial pad, at roughly ten times the lot count.
